Exit companies charge $6,000 to make a phone call you can make free.
Most major timeshare developers run their own exit programs. If your timeshare is paid off and your fees are current, you may qualify to hand it back directly, at no cost. We sell the map, not the ride: the exact playbook for your developer, the call script, the letters, and the deadlines.
Two minutes. No account number, no contract upload, no sales call. Ever.
The regulator record: In 2026 a federal court ordered a timeshare exit scheme operator to pay $140 million and banned him for life after his company took over $90 million from owners, mostly older adults. The FTC's advice: be wary of anyone who wants money up front and promises a guaranteed exit.
What owners actually pay: Exit companies charge $3,000 to $15,000 up front. One reviewer of an $8,000 service wrote: "They gave one letter to copy and we had to do everything ourselves." A prospect of another firm got his exit free with one call to his developer, then wrote the review warning everyone else.
Why a free path exists: Wyndham's own Certified Exit program states that for owners with a zero loan balance, the process "can be initiated with one phone call and fully completed in under 60 days." Hilton, Marriott and Holiday Inn Club run their own surrender programs. The industry group ARDA lists them at responsibleexit.com. Exit firms charge thousands to walk you through a door that is already open.
Step 1: Find your route
1. Who is your timeshare with?
2. Did you buy (or sign an upgrade) within the last 15 days?
3. Do you still owe money on the timeshare itself (a loan or mortgage on it)?
4. Are your maintenance fees up to date?
5. What do you own?
Your route is ready. Enter your email to see it. We'll send the full breakdown and, if you buy a playbook later, your purchase gives us permission to email you about it for up to two years (that's the Canadian anti-spam rule, and we follow the stricter one).
Step 2: Get your playbook
Every playbook covers the same ground the $6,000 firms cover, in writing, at a flat price: your developer's real eligibility rules, the phone numbers that reach the right department, a word-for-word call script (including how to handle the retention pitch), follow-up letter templates you fill in and send yourself, and a deadline checklist so nothing lapses. We never contact your developer, never take your deed, and never tell you to stop paying your fees. Staying current is what keeps you eligible.

Honest answers
Can you guarantee I'll get out?
No, and run from anyone who does. Your developer decides whether to take your timeshare back. What we sell is the correct route, the correct words, and the correct paperwork, prepared properly. Most paid-off owners at major developers qualify for a developer program; some don't, and our checker will tell you when your situation is a hard case before you spend anything.
Are you a law firm?
No. My Deed Back sells educational information and templates. It is not legal advice and not a substitute for an attorney. If you're being sued, facing foreclosure, or dealing with an estate, talk to a licensed attorney in your state.
Will you contact my developer for me?
No. That's deliberate. The moment a company acts on your specific timeshare, it becomes the kind of service regulators chase, and you become the kind of customer who pays $6,000. You make the calls; we make sure you know exactly what to say.
Should I stop paying my maintenance fees while I exit?
No. Never. Every developer program requires your fees to be current, and stopping payment damages your credit and can lead to foreclosure. Any company that tells you to stop paying is putting you at risk to make its own job look necessary.
What if I still have a loan?
Developer deed-back programs require a zero balance, so your route is payoff-first. The Library's hard-case module lays out the sequence: what to pay, in what order, and which so-called loan-cancellation pitches are scams. About 4 in 5 owners owe nothing, per ARDA's industry research; if you're the 1 in 5, we'll tell you straight.
Why not just use the free forums?
You can, and the Timeshare Users Group has helped owners for decades. It's also thousands of threads, some a decade old, with your developer's current rules buried inside. People pay us for the current, checked, step-by-step version for their developer. If the free route works for you, take it with our blessing.
